Open and failing seams
Seams are the weakest line on any flat roof. Open EPDM seams are cleaned, primed, and re-taped; TPO seams are heat-welded. A seam repair done over dirt or old adhesive is the reason most flat roof patches fail — prep is the job.
Ponding water
Water standing 48 hours after rain breaks down membrane and finds every weak seam. Localized ponding gets tapered insulation or an added drain; saturated sections get cut out and rebuilt with new insulation under new membrane.
Punctures and tears
Dropped tools, debris, and foot traffic puncture membranes. Punctures are cut back to sound material and patched with matching membrane, sealed on all sides — not smeared with mastic that cracks by next summer.
Parapet and penetration flashing
Where the membrane turns up a wall or wraps a vent is where flat roofs leak most. Failed flashing is stripped and re-flashed with new membrane and termination bar, so the detail outlasts the field.

Surface cleaned and primed, repair done in the same membrane system — EPDM to EPDM, TPO heat-welded to TPO. Saturated sections cut out, insulation replaced, and rebuilt.
